RESIDENCE PARK

Jeddah, SAUDI ARABIA

A mixed-use development in Jeddah combining a 210-key hotel and 120 serviced apartments within a single building, conceived as two independent identities connected through shared amenities.

The design maximizes efficiency under strict constraints, using a stepped form to enhance views and terraces, while a U-shaped layout defines a calm, landscaped arrival. Distinct entrances, a landmark corner café and integrated coworking spaces create a clear identity and a vibrant, contemporary destination.

Located in Jeddah, this mixed-use development brings together a 210-key hotel and 120 serviced apartments within a single, carefully articulated building. While both programs coexist within the same volume, they operate independently — each with its own identity, access and spatial experience — connected only through a shared layer of amenities.

The project is driven by a clear strategic challenge: maximizing program efficiency within strict regulatory constraints. With only two basement levels available, the design of the parking becomes a key driver, enabling the optimization of both hotel rooms and residential units while ensuring functional clarity and operational feasibility.

Architecture becomes the tool to balance these conditions. The building is shaped as a stepped volume, enhancing views and creating generous private terraces for the apartments, while carefully responding to solar orientation. At ground level, a U-shaped configuration defines a controlled drop-off sequence, introducing a calm, landscaped arrival that contrasts with the intensity of the surrounding city.

Each program is given a distinct spatial identity. The hotel is defined by a vertical, three-level lobby that creates a strong sense of arrival and openness, while the residential entrance offers a more intimate yet equally expressive double-height space. A café located on the main corner activates the street edge, extending the life of the building beyond its users and reinforcing its presence within the urban context.

Complementary uses, including coworking spaces and private gardens, enrich the daily experience, offering moments of work, leisure and retreat. Developed by Landete+Ramos together with Berkshire Design, the result is a project where architecture, strategy and identity converge — creating a distinctive destination that responds to both operational logic and the expectations of contemporary living.
